What Is a Roll Away Home? A Guide for Oklahoma Homebuyers
By Jennifer Buffington, Construction Specialist | Spurr Mortgage
If you are exploring ways to build a home on your land, you may have heard the term “roll away home.” This describes a construction and delivery method in which a home is built at a separate location, transported to the buyer’s property, and placed on a permanent foundation.
The home is described as a custom wood-framed house moved in one piece. Before choosing this approach, understand how the home is built, what your land requires, and how the complete project will be financed.
How Does a Roll Away Home Work?
- Construction takes place off-site. The builder constructs the house at its building location rather than on your property.
- The house is transported as one unit. Professional movers use specialized equipment to move it to the prepared site.
- The home is placed on a permanent foundation such as a stem-wall foundation with a crawl space.
- Site work is completed. Utility connections, inspections, and other required work must be finished before occupancy.
Is It a Manufactured or Modular Home?
These homes are built as custom stick-built houses rather than manufactured or modular homes. However, “roll away” alone does not establish a home’s legal classification or mortgage eligibility. Buyers should obtain documentation of the applicable building code, inspections, construction method, and permanent foundation.
Can You Customize the Home?
Buyers may be able to select floor plans, colors, and finishes. Transportation also influences the design: the home’s width, height, weight, and delivery route can limit what can be moved.
- Confirm which floor plans can reach your property.
- Ask which selections are included in the quoted price.
- Get deadlines and charges for changes in writing.
- Verify any size limits directly with your builder and mover.
What Does Your Land Need? Consult with a General Contractor or Builder
Still Looking for property? Expolore our Oklahoma land loan options before choosing your building site. A suitable lot involves more than enough room for the house. Before signing a contract, check:
- Access: Road width, curves, bridges, gates, trees, overhead lines, and space for moving equipment.
- Permission to place the home: Zoning, deed restrictions, permits, and local building requirements.
- Foundation: Approved design, soil conditions, drainage, and required inspections.
- Utilities: Electricity, water, sewer or septic, and any other necessary connections.
- Site preparation: Clearing, grading, driveway work, and final drainage.
Plan for the Full Project Cost
The house price may not include delivery, foundation work, permits, utility installation, or all site improvements. Prepare an itemized estimate that separates these expenses and explains who is responsible for each one.
Transportation and foundation costs vary with the home, distance, route, terrain, and site conditions. Use current written quotes for your property rather than relying on a general price range.
Can You Finance a Roll Away Home?
Have Spurr Mortgage review the proposed home and project before you commit. Financing depends on the borrower, property classification, construction documents, foundation, appraisal, and the requirements of the selected lender and loan program. Before signing a construction contract, review our construction loan builder requirement in Oklahoma.
A permanent foundation does not automatically establish eligibility for conventional, FHA, VA, USDA, or one-time-close construction financing. Eligible veterans can ask about VA options, but a builder’s VA registration or identification number alone does not guarantee approval of a particular home or loan.

What About Insurance and Future Value?
Discuss coverage during construction, transportation, placement, and occupancy with your insurance agent. Confirm when each policy begins and who covers damage during the move.
Future value depends on location, market conditions, construction quality, maintenance, and comparable sales. No construction method guarantees appreciation or resale value.
